Vacant home rate

A vacant, bank-owned house emptied down to the floors

Vacant and bank-owned homes cleared of whatever the last occupants left, from the couches to the shed out back. The crew loads, hauls and sweeps, and you don't need to be there once access is confirmed.

What a house looks like after the last occupants have gone

A foreclosed house is rarely empty. The family may have left in a hurry, so the closets still hold winter coats, the kitchen cabinets still have dishes and the basement holds whatever wasn't worth a second trip. Asset managers, agents and servicers get the keys to a property full of someone else's belongings and a date by which it has to show as vacant.

The work is mostly volume and variety: sofas, mattresses, a refrigerator, boxes of paperwork, a garage of lawn tools and a yard with a broken swing set. Our Willingboro photo shows the end of that story, a kitchen cleared down to bare counters and a tiled floor, which is exactly what someone with a listing wants to see when they open the door.

How access, scope and the walk-through come together

Send photos, a video or a room-by-room item list and we'll quote from that, with the final price confirmed on site. You or your agent don't have to attend. Once access and scope are confirmed, a lockbox code or a meeting with a neighbor is enough for our crew to get inside and start, and you hear from us when the house is clear.

The crew is our own, with no subcontractors, and each truck carries 25 cubic yards, so a whole furnished house goes out in fewer trips than a typical junk truck needs. They carry, load and haul every piece, usable items go to donation where we can, and the rooms are swept before the truck leaves. There's no dumpster rental to schedule around.

Cost, exclusions and the condition you get back

A foreclosure cleanout is priced by the truck-bed volume it fills, from $350 for a 1/16 load and $685 for a 1/4 load to $985 for a 1/2 load and $1,985 for a full 25 cubic yard truck. Labor, hauling, disposal fees and sweep-up are included, and there's no hourly rate. A fuller house simply fills more of the truck.

A vacated garage tends to hold a few things we can't take, including wet paint, chemicals, fuel and propane tanks, plus the rest of the short list we publish. Mention them in your photos so the plan is honest, and set them aside for proper handling. Everything else goes, whether it belonged in the house or out in the yard.

When the truck pulls away, the house is empty and swept: floors visible, closets open, basement bare and the yard clear. For a servicer's inspection or an agent's first showing in Essex, Union or Middlesex county, that is the point of the exercise. No leftover bags by the curb and no mattress on the porch.
