What a full house looks like on day one
Most house cleanouts start with a closing date, a listing photographer or a landlord's deadline, and a house that has been collecting things for decades. The kitchen cabinets still hold every casserole dish, the bedroom closets run two deep, and the basement stairs are lined with boxes nobody has opened since the last move. It is too much to sort on weekends and too heavy to move alone.
In towns like Morristown and Parsippany, the tricky part is usually not the volume but the order. Sleeper sofas will not make the turn at the landing, a dining table needs its legs off, and the good china has to be separated from what is headed for the truck. A house cleanout is really a sequence of small decisions made before the heavy lifting begins.
How the crew clears a house room by room
You send photos, a short video or a plain item list, and we give you an estimate from that. The final price is confirmed on site, once the crew has seen the real rooms, so nothing shifts after the work has started. Once access and scope are agreed, you do not have to be at the house; many owners live across the state or across the country.
Our in-house New Jersey crews, with no subcontractors, do all the lifting, loading and hauling. The 25 cubic yard truck is bigger than the trucks most competitors send, which means fewer trips down the driveway and a shorter day. Anything still usable is set aside for donation, and recyclable material goes to recycling rather than the landfill whenever it can.
Nanda Kamat of Ridgefield described clearing 30 years of tools, furniture and even a refrigerator out of her parents' house this way: "Four guys, four hours, and two trucks. They got it done." Your house may need more hands or fewer, and the estimate will say so before anyone arrives.
Price, limits and the swept-clean finish
House cleanouts are priced by how much of the truck the load fills: $350 for a 1/16 load, $485 for 1/8, $685 for 1/4, $985 for 1/2, $1,685 for 3/4 and $1,985 for a full truck. Labor, loading, hauling, disposal fees and the sweep-up are all included. There is no hourly rate and there are no hidden fees, so a slow staircase never costs you extra.
A few things stay behind: wet paint, chemicals, fuel, gasoline, propane tanks, pesticides, asbestos, medical waste and unknown liquids. If the garage shelves hold any of those, set them aside for separate disposal. Everything else is fair game, including the appliances, the mattresses and the treadmill that has been in the basement since the last New Year's resolution.
When the truck pulls away, the rooms are empty and swept, ready for the realtor, the buyer, the painter or the next tenant. Their published example is a house cleanout finished in 3 hours, though a larger house takes longer and the crew will tell you what to expect before they begin. Same-day and next-day slots are often open, seven days a week.
