Clearing a whole property before the listing, the lease or the renovation

Houses, outbuildings and yards emptied for a sale, a rental turnover or a renovation start. The crew does the lifting, loading, hauling and sweep-up, and you don't have to be there once access is confirmed.

When a closing date, a lease or a contractor is waiting on the property

A property cleanout usually starts with a clock. A house is going on the market, a rental is turning over, a contractor is due Monday, and the place still holds a garage of paint-stained furniture, a shed of old tools and a yard with a playset nobody wants. Nobody is being lazy. It is simply more than a family, an agent or a landlord can carry out in a weekend.

The Phillipsburg yard in our job photos is a good picture of it: furniture, toys and bags spread across the grass beside the barn, with the rest of the property still waiting to be sorted. Sellers, executors and landlords in Morris, Warren and Hunterdon counties call us when the list of rooms, outbuildings and lawn has outgrown a few runs to the dump.

How the crew works through a house, a shed and a yard

Start with photos, a short video or a typed list of what is where, including the outbuildings and the yard. We build an estimate from that and confirm the final price when we're standing on the property. If you're an agent or landlord working from across town, you don't need to be there once access and scope are settled.

Our own New Jersey crews do the work, with no subcontractors, and the 25 cubic yard trucks hold enough that a big property takes fewer trips. They carry everything out, load it, haul it and finish by sweeping the area. Usable furniture goes to donation and recyclables go to recycling whenever we can, rather than straight to disposal.

No dumpster has to be rented, delivered or collected later, so nothing sits on the driveway or the lawn while the work drags on. When a property is bigger than one truck load, the crew simply runs the next load instead of leaving a half-cleared house behind.

What a full property clearout costs, and what stays behind

Pricing follows how much of our 25 cubic yard truck your property's contents fill: a 1/16 load is $350, a 1/8 load $485, a 1/4 load $685, a 1/2 load $985, a 3/4 load $1,685 and a full truck $1,985. Labor, loading, hauling, disposal fees and sweep-up are all in those figures, and there's no hourly rate running while the crew works.

Some things can't go on the truck: wet paint, chemicals, fuel, gasoline, propane tanks, pesticides, asbestos, medical waste and unknown liquids. The garage shelf of old cans is worth setting aside for separate handling. Seema Wu of Boonton, NJ, a real estate agent, wrote about the other side of the work: "As a real estate agent in Northern NJ, I often come across homes that need to be decluttered."

What you get back is an empty property: rooms broom-clean, the shed open and bare, the yard clear down to the grass. The listing photographer, the inspector or the next tenant walks into something that is ready to be seen, and the keys can change hands on schedule.
