Clearing a family home with care, one room at a time

Respectful cleanouts for families handling inherited homes. The crew works at your direction, protects what matters and hauls away the rest.

A house full of someone's life

An estate cleanout rarely begins with a tidy schedule. It begins with a phone call after a funeral, an attorney's timeline or an out-of-state sibling trying to manage a house from a distance. Every drawer holds something that might matter: a deed, a wedding photograph, a jar of coins, a recipe card in familiar handwriting. The work is physical, but the weight is mostly not.

A living room in Montvale from our job photos still looked lived in, with a red sofa, an armchair and a bookcase full of books. Families often have to decide what to keep, what to give away and what to let go while the house is still partly furnished. Those decisions belong to the family, and the crew works at their direction.

How the crew handles an inherited home

Send photos, a short walk-through video or a list of the large pieces, and you get an estimate before anyone drives out. The final price is confirmed on site. If you cannot be there, you do not have to be once access and scope are agreed, which suits families who live out of state and would rather hand over a key and wait for the call.

Keepsakes come first. The crew sets aside documents, photographs, jewelry and anything you flag as an heirloom, and works around those boxes rather than past them. Usable furniture and household goods are donated whenever possible, and recyclable material goes to recycling. Trained in-house employees do the lifting, with no subcontractors, so the people in your parents' house work for the company.

Pamela Kropf of Hopatcong wrote about her crew: "They arrived early, finished in 4 hours, and were extremely helpful and kind during a delicate situation." That is the tone we want in a family's home: quiet and careful where it counts, and efficient where it does not.

Pricing, what stays behind and the empty house

Estates are priced by volume on the 25 cubic yard truck: $350 for 1/16 of a load, $485 for 1/8, $685 for 1/4, $985 for 1/2, $1,685 for 3/4 and $1,985 for a full truck. The price covers labor, loading, hauling, disposal fees and the sweep-up. There is no hourly rate, so a family that needs an afternoon to decide what to keep is not paying for the wait.

Where the contents are dense or need heavy sorting, the estimate says so up front, and there are no hidden fees waiting at the end. We cannot take wet paint, chemicals, fuel, gasoline, propane tanks, pesticides, asbestos, medical waste or unknown liquids, so please set those aside for separate disposal before the crew arrives.

The finished house is empty and swept, ready for whatever comes next: a listing, an appraisal, a handover to the executor or a quiet last walk-through for the family. Same-day and next-day appointments are often available, seven days a week, for the times when a closing date will not move.
